The project is a proposed live/work concrete development with associated support spaces such as parking, amenity rooms, lobby, circulation, service spaces. there will be also a commercial component to the project fronting brand boulevard. the commercial component will be surrounded by the required public open spaces that connects to the common open space across the alley to the west. the proposed development is comprised of a larger parcel at the northeast corner of orange and Milford streets and two smaller parcels across the alley and fronting brand boulevard.


The existing site is bound by Milford street to the north, orange street to the west, an existing alley to the east , and a courtyard that serves the annex building along the south edge. the two parcels across the alley to the east, will also be included in the development. currently, there is a parking structure on the site that houses 277 parking spaces of which 140 space are assigned to the existing annex building at 401 n. brand boulevard, and there are one-story structures on the other two parcels across the alley. it is proposed to demolish existing parking structure and the other two structures on the site and to accommodate the 140 parking spaces within the new development. the site is approximately 54,775 square feet in area.

The proposed development consists of 229 live/work units, about 2,800 square feet of public open space, and about 5,000 square feet of commercial space. the main entrance to live/work units will be from orange street with a second entrance to the complex from brand boulevard. required common open is provided partially,  at grade and  partially stepped levels of second though  eight floors.The major building materials on the exterior walls will be concrete, cement plaster,  composite aluminum paneling, and glass.
