Description
Located at the intersection of Wilshire Boulevard and St. Paul Avenue, this mixed-use development presented a unique set of design challenges shaped by its deep and dramatically sloped site. With a 30-foot elevation rise along St. Paul Avenue’s 475-foot length, the design team faced two primary options: to step the structure in response to the grade, or to anchor the entire building at the Wilshire Boulevard elevation and carve into the slope. The latter approach was selected, resulting in a three-level subterranean parking structure seamlessly integrated behind the main entry on Wilshire Boulevard.
The next challenge involved efficiently connecting the parking levels while creating multiple street access points across the long site. To break up the building’s extensive frontage and ensure ample daylight for its 376 live-work units, the design incorporates three spacious interior courtyards and a fully activated rooftop featuring shared open spaces and resident amenities.
At street level, the project establishes a vibrant urban edge with a mix of public-facing uses—including a restaurant, coffee shop, media/theater room, and full-service spa—contributing to the liveliness and social experience of the community.
