Description
The project is a live/work concrete development with associated support spaces, including parking, amenity rooms, a lobby, circulation, and service areas. The development also includes a commercial component fronting Brand Boulevard. This commercial frontage is integrated with the required public open spaces, which connect to the common open space across the alley to the west. The development occupies a larger parcel at the northeast corner of Orange and Milford Streets, as well as two smaller parcels across the alley along Brand Boulevard.
Vision
The site is bound by Milford Street to the north, Orange Street to the west, an existing alley to the east, and a courtyard that serves the annex building along the southern edge. Two parcels across the alley to the east were also incorporated into the project. The site previously contained a parking structure with 277 spaces—140 of which were assigned to the annex building at 401 N. Brand Boulevard—as well as one-story structures on the other two parcels. These structures were demolished, and the new development was designed to re-accommodate the 140 required parking spaces within the project. The overall site area is approximately 54,775 square feet.
This development provides 229 live/work units, approximately 2,800 square feet of public open space, and about 5,000 square feet of commercial space. The main entrance to the live/work community is located on Orange Street, with a secondary entrance from Brand Boulevard. The required common open space is distributed both at grade and across stepped levels from the second through eighth floors. The building’s exterior is characterized by concrete, cement plaster, composite aluminum paneling, and glass, creating a modern architectural expression in downtown Glendale.
